Conditions or Reasons:
1) The site is of insufficient area to properly and safely accommodate the parking and turning facilities associated with the proposed development; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy DPS5 and DPS6 of the Mid Bedfordshire Local Plan First Review Deposit Draft Incorporating Proposed Modifications 2003.
2) Inconsistencies in the drawings result in parking not being possible within the red line area of the application site; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy DPS5 and DPS6 of the Mid Bedfordshire Local Plan First Review Deposit Draft Incorporating Proposed Modifications 2003.
