Conditions or Reasons:
1) The application site lies within the Sandy Conservation Area and the proposal by reason of its size, design and siting would neither preserve nor enhance the character and appearance of this part of the Area; as such the proposal is contrary to PPG15, Policy BE14 of the adopted Mid Bedfordshire Local Plan and Policy CHE11 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed.
