Conditions or Reasons for Planning Application - MB/05/01302/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) After the removal of the existing fireplace and hearth and wall plaster above, a schedule of works of restoration (including photographs of the uncovered wall and earlier fireplace) shall be submitted to and approved in writing by the Local Planning Authority prior to those works being carried out.

Reason: To ensure that any works will not harm the character of the Listed Building as no details of works that may be required to the wall and earlier fireplace could be submitted with the application.
3) Details of materials to be used in the works including a mortar specification and samples of any replacement bricks shall be submitted to and approved in writing by the Local Planning Authority prior to those works being carried out.

Reason: To ensure that the materials are compatible with the historic fabric of the building.
