Conditions or Reasons:
1) The proposed dwelling represents an overly-tall replacement of the existing dwelling by a substantial building which would have a detrimental impact on the openness of the countryside and would not respect the character, form and setting of the existing dwellinghouse; as such the proposal is contrary to Policies H9, BE1 and NE3 of the Mid Beds Local Plan Adopted in 1993 and Policies CS22 and DPS6 of the Mid Bedfordshire Local Plan First Review incorporating proposed modifications 2003.
