Conditions or Reasons:
1) The application site lies within Maulden's Conservation Area and the proposed wall is of a scale and design that would result in a harsh and obtrusive feature that would detract from the character and appearance of this part of the Area; as such the proposal is contrary to PPG15, Policy BE14 of the Adopted Mid Bedfordshire Local Plan and Policy CBE11 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 2003 as proposed to be changed.
