Conditions or Reasons for Planning Application - SB/06/00344
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed extension, when taken together with the previous extensions to this property and by reason of its size, bulk and poor appearance, would result in a disproportionate increase in the size of the original dwelling having regard to the level of restraint appropriate within the Green Belt. The proposal therefore represents an inappropriate development, harmful to the openness of the Green Belt being contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and H13 of the South Bedfordshire Local Plan Review.
2) The proposed extension, by reason of its size, bulk, siting and design, would be a visually obtrusive and overbearing form of development, would detract from the appearance of the existing building and its surroundings and the amenity of neighbouring occupiers, being contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
3) The proposal would conflict with Policy 6 of the Bedfordshire Structure Plan 2011 and Policy NE2 of the South Bedfordshire Local Plan Review, which seek to preserve the high quality of the landscape of the Chilterns Area of Outstanding Natural Beauty and to resist development which would have an adverse effect on it. To permit this proposal would have an adverse effect on the landscape and natural beauty of the area.
4) The proposal would conflict with Policy 7 of the Bedfordshire Structure Plan 2011 and Policy NE3 of the South Bedfordshire Local Plan Review, which state that development which would adversely affect the character of areas defined as being of Great Landscape Value will not normally be permitted. To permit this proposal would have an adverse effect on the landscape.
