| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed extensions shall be submitted to and approved in writing by the District Planning Authority. The development shall thereafter be carried out and completed in accordance with the approved details. REASON: To control the appearance of the building/s. (Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R). |

The extensions hereby permitted shall be constructed on a short-bore pile foundation with a 150mm x 200mm ground beam, with a suspended ground floor construction. The trenches for the piles and the beam shall be hand dug in relation to the double garage element of the scheme, with the piles at a maximum of 2700mm centres, with the positions adjusted to avoid cutting or damaging major roots (in excess of 2.5cm diameter) without disturbance to the ground layer when the beam is set and in accordance with the specification and section submitted by Keith Murray Spears Ltd. dated 18/05/06 and received by the District Planning Authority on 19/05/06. The development hereby permitted shall be carried out and completed in accordance with the above details unless otherwise agreed in writing with the District Planning Authority. REASON: To protect the existing preserved Ash tree during the course of construction works and thereafter in order to safeguard the tree and ensure that the character and amenity of the area is not impaired. (Policies 8 & 10, B.S.P.; NE4 & BE8, S.B.L.P.R). |

The first floor flank elevations secondary bedroom and ensuite windows shown on Drawings Nos. 1486/11 and 1486/12 shall be permanently glazed with obscured glass and fixed to a height of 1.8m above floor level. REASON: To protect the privacy of the occupiers of adjoining properties. (Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into either flank elevation of the proposed two storey rear extension, at first floor or above. REASON: To protect the amenity of neighbouring residents. (Policy H8, S.B.L.P.R). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles. REASON: To ensure that off-street parking is retained in the interests of highway safety. (Policies 42, B.S.P.; T10, S.B.L.P.R). |

This permission relates only to the details shown on Drawings Nos. 1486/11, 1486/12, 1486/Survey Drawing received 29/03/06 and to the e-mail message from the agent and accompanying foundation specification and section prepared by Keith Murray Spears Ltd. received 19/05/06 or to any subsequent appropriately endorsed revised plan and/or specification. REASON: To identify the approved plans, specifications and details and to avoid doubt. |
