Conditions or Reasons:
1) The proposed extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the streetscene as well as the Maulden Conservation Area; as such the proposal is contrary to policies DPS6 and CH11 of the Mid Bedfordshire Local Plan First Review 2005.
