Conditions or Reasons:
1) The proposal would result in an undesirable and unacceptable cramped form of development to the detriment of the character and appearance of the area ; as such the proposal is contrary to Policies DPS5, DPS11 and HO6 of the Mid Bedfordshire Local Plan First Review 2005 and to the Design Guide for Residential Areas in Mid Bedfordshire 2004.
2) The proposal would result in an undesirable and unacceptably cramped form of development such that it would have an adverse impact on the amenities of the occupiers of the adjacent property at 126 Clifton Road and of the future occupiers of the bungalows; as such the proposal is contrary to Policies DPS5, DPS9 and HO6 of the Mid Bedfordshire Local Plan First Review 2005 and to the Design Guide for Residential Areas in Mid Bedfordshire 2004.
