Conditions or Reasons:
1) The proposed extension would result in an excessive, overbearing form of development that is out of scale with the existing dwelling and have an adverse impact on the amenity of the Clophill Conservation Area. The proposal is contrary to Policies DPS6 and CHE11 of the Mid Bedfordshire Local Plan First Review Adopted 2005 and does not demonstrate the subservience defined in the Mid Bedfordshire District Council's Adopted Technical Planning Guidance: Extensions and Alterations: A Design Guide for Householders 2004.
