Conditions or Reasons:
1) The proposed dwelling represents an overly-large replacement of the existing dwelling by a substantial building which would have a detrimental impact on the character of this rural area, the amenities of neighbouring properties and would affect the successful retention of a range of dwellings of varying sizes in an area where new dwellings are not permitted; as such the proposal is contrary to Policies GBT1, CS22 and DPS5 of the Mid Bedfordshire Local Plan First Review 2005.
