Conditions or Reasons for Planning Application - MB/05/02020/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) A sample of the bricks to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building and the visual amenity of the locality.
3) A sample of the roof tiles shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building and the visual amenity of the locality.
4) Brickwork and/or alteration or repairs to existing brickwork shall be undertaken in matching bond, using a matching mortar mix to that of the existing building unless otherwise agreed and approved in writing by the Local Planning Authority.

Reason: To safeguard the special character of this building.
5) A 1.1 scale section of proposed glazing bars for the new windows shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of building works.

Reason: In the interests of visual amenity and the historic age of the farmhouse.
6) The timber frame and brick infill forming part of the extenal wall of the SE elevation shall remain exposed in the new first floor bedroom unless otherwise approved and agreed in writing by the Local Planning Authority.

Reason: To conserve the historic fabric of the building.
