Conditions or Reasons for Planning Application - SB/73/00557
Conditions or Reasons:
1) (1) This permission shall relate only to the revised plans submitted on the 15th June 1969. REASON: For the avoidance of doubt. (2) The development proposed shall be carried out only in accordance with detailed plans which shall be submitted to and approved by the local planning authority and which shall show: a. the layout of the site including the disposition of roads and buildings and access arrangements to site and buildings; b. plans and elevations of all buildings and other structures; c. colour and type of facing materials to be used for external walls and roofs. REASON: The application is expressed to be an outline application. (3) Vehicular access must be derived solely from Water Lane. REASON: To restrict the number of vehicular accesses to the Inner Ring Road in the interests of road safety. (4) Parking space for vehicles shall be provided within the curtilage of the site or otherwise to the satisfaction of the local planning authority in accordance with the appropriate parking standard comprised in the manual issued by the local planning authority and dated 1st November 1968. REASON: To ensure that adequate provision is made for the parking of vehicles clear of the public highway. (5) The line shown on the approved plan indicates the approximate extent of land to be safeguarded for the possibility of future road improvements and all the development hereby permitted including any boundary walls or fences shall be set back behind this line and notwithstanding the provisions of the Town and Country Planning (General Development) Order 1963 or of any Order amending or replacing the same no buildings, erections or structure shall be erected between the said line and the highway without the express permission of the local planning authority. REASON: To safeguard the land for the possibility of future road improvements. (6) Within 12 months from the date of the commencement of building, engineering and other operations, trees and shrubs shall be planted in accordance with a landscaping scheme to be submitted to and approved by the local planning authority, and thereafter any trees or shrubs which die shall be replaced. REASON: To enhance the appearance of the proposed development. (7) Application for the approval of detailed plans must be made to the local planning authority not later than three years beginning with the date of the grant of this permission. REASON: To comply with Section 66 of the Town and Country Planning Act 1968 and to prevent the accumulation of unimplemented planning permissions. (8) The proposed development, to which this permission relates, must be begun not later than whichever is the later of the following dates: a. the expiration of five years from the date of the grant of this outline permission, or b. the expiration of two years from the final approval of the reserved matters, or in the case of approval on different dates, the final approval of the last such matter approved. REASON: To comply with Section 66 of the Town and Country Planning Act 1968 and to prevent the accumulation of unimplemented planning permissions.
