Conditions or Reasons for Planning Application - MB/06/00014/FULL
Conditions or Reasons:
1) The proposed extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the streetscene; as such the proposal is contrary to policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
2) The application site lies within the Steppingley Conservation Area and would neither preserve nor enhance the character and appearance of this part of the Area; as such the proposal is contrary to PPG15 and Policy CBE11 of the Mid Bedfordshire Local Plan First Review 2005.
3) The extension has not been set down from the ridge of the existing dwelling and has not been set back from the front face of the existing dwelling by at least one metre and as such the extension is not subservient it is therefore contrary to Technical Planning Guidance: Extensions and Alterations: A Design Guide for Householders 2004.
