Conditions or Reasons:
1) The proposed development, by nature of its form and content, would result in an unacceptable overdevelopment of the site resulting in inadequate private amenity space for future residents and an adverse impact on the character of the area; as such the proposal is contrary to Policies DPS5 and DPS9 of the Mid Bedfordshire Local Plan (2005) and the Council's Supplementary Planning Guidance: Design Guide for Residential Areas in Mid Bedordshire.
