Conditions or Reasons for Planning Application - MB/06/00243/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of development a survey of the site shall be undertaken to ascertain whether there are any bats roosting on the site. If any are found to exist then details of measures to be undertaken to safeguard these protected species and their habitat shall be submitted to and approved in writing by the Local Planning Authority. The habitat protection measures shall be implemented to the satisfaction of the Local Planning Authority and in accordance with a timetable to be agreed in writing with the Local Planning Authority.

Reason: To enable proper consideration of the impact of the development on the contribution of nature conservation interests to the amenity of the area.
3) All tiles capable of being salvaged from the existing roof shall be first re-used on the south facing roof slope. Details of any replacement tiles required as part of the approved works shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
