Conditions or Reasons for Planning Application - MB/06/00273/FULL
Conditions or Reasons:
1) The proposal constitutes an unacceptable sub-division of an existing
residential curtilage where the resultant plot sizes would not be
commensurate with those adjoining and where the resultant form and
concentration of buildings would appear unduly cramped and to the detriment
of the character and appearance of the area, contrary to Policies DPS5 and
HO5 of the Mid Bedfordshire Local Plan (2005).
2) The siting and juxtaposition of the proposed dwelling with no. 32 Mill Road would result in excessive building bulk adjacent to the boundary to the detriment of the amenities of the adjoining occupiers through visual intrusion and overbearing impact; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan (2005).
3) The proposed development, by nature of its form and content, would result in an unacceptable overdevelopment and sub-division of an existing residential curtilage resulting in inadequate private amenity space for both the existing dwelling at no. 32 Mill Road and the proposed dwelling; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan (2005).
4) The proposal will result in the loss of existing off-street parking facilities for no.
32 Mill Road without the provision of any replacement facilities; as such the
proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan (2005)
