Conditions or Reasons:
1) The proposed building, by nature of its size, design and siting would have a harmful impact on the character of the area. The applicant has failed to demonstrate a need for the proposed building which would have an overbearing impact on the countryside. As such the proposal is contrary to Policy DPS6 and CS14 of the Mid Beds Local Plan adopted 2005.
