Conditions or Reasons for Planning Application - MB/06/00435/ADV
Conditions or Reasons:
1) The signs hereby approved shall be illuminated only at times when the premises are open to the public.

Reason: To protect the visual amenities of the site and its surrounding area.
2) All existing advertisement signs on the building shall be removed before the signs hereby approved are installed.

Reason: To prevent the unacceptable accumulation of advertisements on the building to the detriment of its appearance and the visual amenities of the area.
3) The fascia sign hereby approved shall have a maximum luminance of 1200 candelas per square metre.

Reason: To avoid glare or undue distraction to road users in the interests of road safety.
4) The projecting sign hereby approved shall have a maximum luminance of 2000 candelas per square metre.

Reason: To avoid glare or undue distraction to road users in the interests of road safety.
5) The non illuminated sign written board hereby approved shall be finished in non-reflective materials.

Reason: To avoid undue distraction to road users in the interests of road safety.
6) The proposed means of illumination shall be adequately shielded so that the source of illumination is not directly visible from the public highway.

Reason: To avoid glare or undue distraction to road users in the interests of road safety.
7) The lighting units shall be adequately shielded so that the source of illumination is not directly visible from the dwelling to the south of the site known as 45 Station Road.

Reason: To safeguard the amenities of occupiers of adjoining properties.
8) The signs shall be displayed in strict accordance with the plans and specifications hereby approved.

Reason: In the interests of both amenity and highway safety.
