Conditions or Reasons for Planning Application - MB/06/00500/FULL
Conditions or Reasons:
1) The extension has not been set back from the front face of the existing dwelling by at least one metre and as such the extension is not subservient; it is therefore contrary to Technical Planning Guidance: Extensions and Alterations: A Design Guide for Householders 2004.
2) The proposed extension, by nature of its siting on the boundary, its design and irregular shape and the loss of visual space represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the street scene; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
