Conditions or Reasons:
The proposed development, by nature of the detached double garage sited to the front, would result in an unacceptable adverse impact upon the street scene and the character of the area and an overbearing impact on the adjacent property no. 53 Stotfold Road. As such the proposal is contrary to Policy DPS5 of the adopted Mid Bedfordshire Local Plan(2005).
2) The parking and turning area provided is insufficient to serve two units and will lead to conflicting traffic movements at the access and within the site; as such the proposal is contrary to Policy DPS5 of the adopted Mid Bedfordshire Local Plan (2005).
