Conditions or Reasons for Planning Application - MB/06/00693/FULL
Conditions or Reasons:
1) The proposed dwelling represents as overly-large replacement of the existing dwelling and by reason of its siting and relationship with the side boundaries would result in an undesirable and unacceptably cramped form of development to the detriment of the character and appeance of the street scene and wider area; as such the proposal is contrary to Policies CS22, DPS6 and HO6 of the Mid Bedfordshire Local Plan 2005.
2) The proposed development, by nature of its siting and excessive rearward projection in relation to Nos. 113 and 117 Westoning Road would result in excessive bulk close to the boundaries to the detriment of the amenities of the adjoinging occupiers through visual intrusion and overbearing impact; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
3) The Local Planning Authority would have no means of controlling the mode of operation of the proposed hydraulic lift mechanism providing access to the basement garage. This would result, at times, in an alien and visually obtrusive structure out of keeping with and detrimental to the visual amenities of the area and the street scene; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
