Conditions or Reasons for Planning Application - SB/06/00472
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extensions shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10 & 24 B.S.P.; BE8, H8 & H13 S.B.L.P.R).
3) The new window in the east facing dormer window extension, shown on Drawing No. 1, shall be permanently glazed with obscured glass.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows, dormer windows or rooflights shall be inserted into the south or east facing elevations of the proposed two storey side extension and no windows shall be inserted into the south facing elevation of the first floor front extension.
REASON: To protect the privacy of the occupiers of adjoining properties.

5) Details of an appropriately designed and sited privacy screen to the side of the proposed balcony shall be submitted to an approved in writing by the District Council. The privacy screen shall be installed as approved before the extension is occupied and retained as such thereafter.
REASON: To protect the privacy of the occupiers of adjoining properties.

6) This permission relates only to the details shown on the Site Location Plan and Drawing No. 1 Rev. A and received 3 May 2006 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
