Conditions or Reasons:
1) The proposal does not accord with Mid Beds Technical Guidance: Extensions and Alterations: A Design Guide for Householders in that it would occupy greater than 50% of the dwelling's roof area. It is out of character of the building and the immediate area and is inappropriate in scale resulting in an unacceptable impact to neighbouring properties.
