Conditions or Reasons for Planning Application - MB/06/00887/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The access shall have a minimum width of 2.75m and shall be located as shown on the 1:500 scale block plan

Reason: In the interest of road safety and for the avoidance of doubt.
3) The proposed vehicular access shall be surfaced in bituminous or other similiar durable material as may be approved in writing by the Local Planning Authority for a distance of 3m into the site, measured from the highway boundary

Reason: To avoid the carriage of mud or other extraneuous material or surface water from the site into the highway so as to safegaurd the interest of highway safety.
4) No storage of materials should take place within the protected areas

Reason: To prevent ground compaction or impact damage from vehicles or machinery
5) The access shall be constructed using a 'no-dig' method of construction as outlined in Arboricultural Practice Note no.1 (Driveways close to trees).

Reason: To ensure the protection of trees and hedgerows to be retained, and in particular to avoid unnecessary damage to their root systems.
6) Protective fencing in accordance with BS5837 will be required in order to safeguard the trees throughout the construction of the access.

Reason: To prevent ground compaction or impact damage from vehicles or machinery
