Conditions or Reasons:
1) The proposed replacement dwelling, by nature of its design, represents an unacceptable form of development to the detriment of the character and appearance of the streetscene and the surrounding area; as such the proposal is contrary to Policies GBT1 and CS22 of the Mid Bedfordshire Local Plan First Review 2005.
