Conditions or Reasons for Planning Application - MB/06/01047/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials and finish to be used for the decking shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) The permission shall extend only to the application as amended by plan number SE2223/1B.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
4) Prior to the commencement of development on the decking, details shall have been submitted to and approved in writing to the Local Planning Authority, showing the inclusion of a privacy screen to a height of 1.8m minimum along both side edges of the decking. The privacy screens shall be in place before first use of the decking and retained at all times, unless otherwise approved in writing by the Local Planning Authority.

Reason: To protect the privacy and amenity of neighbouring properties
