Conditions or Reasons for Planning Application - MB/06/01113/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) A triangular vision splay shall be maintained at all times on the eastern side of the driveway and shall measure 1.8m along the back of the footway or other means of definition of the boundary of the site and 1.8m measured into the site at right angles to the same line along the side of the driveway. The vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding 600mm above adjoining footway level.

Reason: To provide adequate visibility between the existing highway and the garage access and to make the access safe and convenient for traffic which is likely to use it.
4) The permission shall extend only to the application as amended by drawing number MBDC3 received on 22 September 2006.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
