Conditions or Reasons:
1) The proposal constitutes an unacceptable sub-division on an existing residential curtilage where the resultant plot sizes would not be commensurate with those adjoining and where the resultant form and concentration of buildings and hard surfacing would appear unduly cramped and to the detriment of the character and appearance of the area, contrary to Policies DPS5 and HO5 of the Mid Bedfordshire Local Plan (2005).
2) The siting and juxtaposition of the proposed dwelling with no. 32 Mill Road would result in excessive building bulk adjacent to the boundary to the detriment of the amenities of the adjoining occupiers through visual intrusion and overbearing impact; as such the proposal is contrary to policy DPS5 of the Mid Bedfordshire Local Plan (2005).
3) The proposed development, by nature of its form and content, would result in an unacceptable overdevelopment and sub-division on an existing residential curtilage resulting in inadequate private amenity space for the existing dwelling at no. 32 Mill Road; as such the proposal is contrary to Policy DPS9 of the Mid Bedfordshire Local Plan (2005).
4) The proposal will result in the reduction of existing off street parking facilities for 32 Mill Road and the provision of only one space for the new dwelling, contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
