Conditions or Reasons for Planning Application - MB/06/01170/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The new windows and doors shall be of timber and single glazed unless otherwise agreed and approved in writing by the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
3) A roof plan and elevation plan drawn to a metric scale of 1:50 showing the precise position and width of the openings in the roofslopes as constructed must be submitted and approved in writing by the local planning authority within one month of completion of the works being carried out. Such works shall be generally in accordance with the details shown on the layout drawings given numbers MBDC 4 and 5.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
4) A 1:1 scale drawing or a sample of the glazing bars for the new windows and door shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. The works shall be implemented only as thereby approved.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
5) A floor plan and elevation plan drawn to a metric scale of 1:50 showing the precise position and width of the french door must be submitted and approved in writing by the local planning authority prior to commencement of the development hereby approved. The works shall be implemented only as thereby approved.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
6) The windows and doors shall be painted white unless otherwise agreed and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2000.
7) The depth and detailing of reveals to windows and doors must match that of the existing windows.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
8) The permission shall extend only to the application as amended by plans received on 3 October 2006.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
