Conditions or Reasons:
1) The proposed development would, because of its size, siting and incongruous design, be out of character with the existing dwelling and other similar properties in the street and due to the prominent corner location would be particularly harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
