Conditions or Reasons:
1) The proposed development, by reason of it's prominent siting and incongruous design, would constitute an unacceptably assertive development in the streetscene, which would be out of character with the area such that it would be harmful to the visual amenities of the streetscene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
