1) The proposed development would by reason of its size, siting, design and bulk appear as new dwelling on a site which is located in an end of Eversholt outside of a Settlement Envelope and within the Green Belt where it would have a detrimental impact on the visual appearance and rural characer of the locality in conflict with Local Plan Policies H06, GBT1 and CS3.
