Conditions or Reasons for Planning Application - MB/06/01492/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) The ground floor window in the east elevation of the development shall be fitted with obscured glass of a type to substantially restrict vision through it at all times, and shall be restricted in its opening, details both of which shall be submitted to and agreed in writing by the Local Planning Authority prior to the development commencing on site.

Reason: To safeguard the amenities of occupiers of adjoining properties.
4) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the east elevation of the dwelling.

Reason: To protect the amenities of occupiers of neighbouring properties.
5) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further windows or other openings shall be formed in the roof without the specific grant of planning permission.

Reason: To protect the amenities of occupiers of neighbouring properties.
6) The permission shall extend only to the application as amended by plans received on 13 and 17 November 2006.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
7) The office hereby permitted shall be used only for purposes incidental to the enjoyment of the dwelling house and for no other purpose including business, commercial or industrial purposes.

Reason: To prevent the building from being used for commercial purposes to the detriment of the locality.
