Conditions or Reasons:
1) The proposal does not accord with Mid Beds Technical Guidance: Extensions and Alterations: A Design Guide for Householders in that it would occupy greater than 50% of the width of the dwelling's roof area. It is out of character with the building and the immediate area and is inappropriate in scale resulting in harm to the appearance of the building and the locality.
