Conditions or Reasons:
1) The proposed dwellings by virtue of their size, siting design and bulk would represent overly-large replacements for the existing dwelling which would fail to respect the character and appearance of the area, including the setting of the adjoining listed building and the adjacent open countryside and would be detrimental to the amenities of adjacent properties by virtue of visual intrusion and overlooking contrary to Policies DPS5 and CHE1A of the Mid Bedfordshire Local Plan 2005.
