Conditions or Reasons for Planning Application - MB/06/01624/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) A sample of slate to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Development shall be implemented in full accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
3) A sample panel indicating brick type, bond and mortar mix shall be inspected and approved in writing by the Local Planning Authority prior to the commencement of works hereby approved. Development shall be implemented in full accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
4) A sample of stone to be used for the cill shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Development shall be implemented in full accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
5) The new windows shall be single glazed and white painted timber unless otherwise agreed and approved in writing by the Local Planning Authority.

6) A 1:1 scale drawing or a sample of the glazing bars for the new windows shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
7) Details of the materials and colouration to be used for the rainwater goods to the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The works shall be completed in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
