Conditions or Reasons for Planning Application - SB/06/00555
Conditions or Reasons:
1) The proposed dwelling would, by reason of its siting, design and proportion, result in an incongruous and obtrusive form of development, particularly when viewed in context with the existing pair of semi-detached houses and the pattern of surrounding development. The proposal would fail to complement and harmonise with the character of the surrounding area being contrary to Policies 1 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The proposal does not provide satisfactory off street parking and associated access from the highway and is therefore likely to result in an increase in kerbside parking to the detriment of the free flow of traffic, highway and public safety. The proposal would be contrary to Policy 42 of the Bedfordshire Structure Plan 2011 and Policies T1, T10 and H2 of the South Bedfordshire Local Plan Review.
