Conditions or Reasons for Planning Application - MB/06/01696/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) New brickwork and/or alteration or repairs to existing brickwork shall be undertaken in matching bond and matching bricks using a matching mortar mix to that of the existing building. The brickwork detail and pattern on the side gable of the existing building is to match that of the main building. This is to include window heads, window cills, decorative brick details to elevations, eaves treatment and verge treatment. For clarity a scaled drawing at 1:50 is to be submitted to the Local Planning Authority for approval showing all the above details prior to the commencement of work. The development shall accord with the approved details.

Reason: To safeguard the special architectural and historic interest of this building within a conservation area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan.
4) The windows to be used for the extension shall be traditional timber sliding sash windows to match the original window openings of the main house.
Reason: To protect the visual amenities of the building and of the area generally.
5) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the north elevation of the building.

Reason: To protect the amenities of occupiers of neighbouring properties.
6) The first floor window in the rear (east) elevation of the rear protrusion along the northern boundary of the development hereby permitted shall be of fixed type and fitted with obscured glass of a type to substantially restrict vision through it at all times, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. No further windows or other openings shall be formed in the elevation.

Reason: To safeguard the amenities of occupiers of adjoining properties
