Conditions or Reasons:
1) The proposed part two-storey and part single storey rear extension would, because of its size and positioning be unduly overbearing and result in an unacceptable loss of light to and overshadowing of the adjoining properties, numbers 159 and 163 Poynters Road, detrimental to the residential amenities of the occupiers of those properties. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
