Conditions or Reasons for Planning Application - MB/06/02044/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) Prior to the commencement of works details including location, height and materials of temporary protective fencing or hoardings and areas prohibited from use by contractors or for the storage of plant or materials and such other measures to be taken in the interests of existing tree protection in accordance with BS5837 (2005) shall have been submitted to and approved in writing by the Local Planning Authority and implemented as approved.

The development shall be implemented in accordance with the approved details.

Reason: To safeguard the long term retention of the landscaping in the interests of the visual amenities of the area.
4) Prior to the commencement of development, details of the design of building foundations and the layout, with positions, dimensions and levels of service trenches, ditches, drains and other excavations on site, insofar as they may affect trees and hedgerows on or adjoining the site, shall be submitted to and approved in writing by the Local Planning Authority.

Development shall be completed in accordance with the approved details.

Reason: To ensure the protection of trees and hedgerows to be retained, and in particular to avoid unnecessary damage to their root systems.
5) Prior to the commencement of development details of the location, size and means of enclosure of a contractors compound area shall be submitted to and agreed in writing by the Local Planning Authority.

The development shall be implemented in accordance with the approved details.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.
6) No development shall commence until details of a wheel/machinery cleaning facility, if there is to be any, has been submitted to and approved in writing by the Local Planning Authority. Full details of measures to be taken to prevent run off from the facility affecting existing trees or tree roots shall be included.

The development shall be implemented in accordance with the approved details.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.
7) The burning of materials shall not take place where it could cause damage to any tree or tree group to be retained, either on site or on land adjoining.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.
8) Prior to completion of the development details of the proposed size and function of the wood chip burning boiler system, as well as projected fuel consumption and adequate fuel storage facility shall be submitted to and approved in writing by the Local Planning Authority.

The development shall be implemented only in accordance with those approved details.

Reason: To ensure that an adequate fuel storage facility is provided within the approved development to minimise the need for further addition or outbuilding which may have an adverse impact at this location.
