Conditions or Reasons:
1) The proposed first floor side extension, by reason of its overall excessive width and its proximity to the side boundary with No. 15 Dane Close would result in a potential terracing effect, which would adversely affect the open character and appearance of the area, to the detriment of the street scene. As such the proposal would conflict with Policy DPS6 of the Local Plan First Review December 2005 and to the Supplementary Planning Guidelines in respect of extensions and alterations.
2) The proposed first floor side extension, by reason of its proximity to the side boundary with No. 15 Dane Close would result in general over dominance of that property, to the detriment of the amenities of residents of that property. As such the proposal would conflict with Policy DPS6 of the Local Plan First Review December 2005 and to the Supplementary Planning Guidelines in respect of extension and alterations.
