Conditions or Reasons for Planning Application - MB/06/02060/FULL
Conditions or Reasons:
1) The proposed two storey extension would not be subservient in scale in relation to the main building and would therefore not appear as a secondary element thus resulting in an undesirable and unacceptable form of development such that it would have an adverse visual impact on the streetscene, while the single storey lean to extension would detract from the original style of the dwelling and the detailing of the garage roof the proposal is contrary to the Council's Supplementary Planning Guidance: House Extensions and Alterations and Policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
2) The application site lies within the Millbrook Conservation Area and the proposals would neither preserve nor enhance the character and appearance of this part of the Area; as such the proposals are contrary to PPG15 and Policy CBE11 of the Mid Bedfordshire Local Plan First Review 2005.
