Conditions or Reasons:
1) The proposed dwelling represents an overly-large replacement of the existing dwelling by a substantial building which would have a detrimental impact on the character of this rural area and would affect the successful retention of a range of dwellings of varying sizes in an area where new dwellings are not permitted; as such the proposal is contrary to Policies CS22, DPS6 and HO6 of the Mid Bedfordshire Local Plan 2005.
