Conditions or Reasons:
1) The proposed rear extension, by reason of its overall excessive depth, its height and proximity to No 5 Ampthill Close would result in an imposing and dominant feature when viewed from the rear garden of No 5 Ampthill Road, to the detriment of the outlook and amenities of that property. As such the proposal would conflict with Policy DPS6 (i) of the Local Plan First Review December 2005 and to the SPD guidelines in respect of extensions and alterations.
2) The proposed rear and side extensions, by reason of their overall excessive width and depth, would result in overdevelopment of this site, leaving this potential 5 bedroom family home with a relatively small rear garden. As such the proposal would conflict with Policy DPS6(ii) and (iii) of the Local Plan First Review December 2005 and to the SPD guidelines in respect of extensions and alterations.
