Conditions or Reasons:
1) The proposed development, by reason of its excessive scale, width and overall massing would result in an over dominant and imposing development, resulting in effectively a new dwelling on this site. The impact is exacerbated by the elevated location of the site and the potential replacement dwelling would therefore have a detrimental impact upon the visual amenities of the rural area, and the adjacent Conservation Area. As such the proposal would conflict with Policies CHE11 (Conservation Areas), CS22 (replacement dwellings) and DPS6 (extensions to dwellings) of the Local Plan First Review December 2005.
