Conditions or Reasons:
1) The proposal does not include a link to the public highway and therefore, the proposed development cannot be accessed.

No adequate provision is included in the proposal for the satisfactory turning of removal, delivery and refuse vehicles and therefore, it would lead to those vehicles either parking on the immediate vicinity of a road junction or reversing onto a road junction to the detriment of highway safety, contrary to the provisions of Policy HO6 of the Mid Bedfordshire Local Plan (2005) which requires a satisfactory standard of access to be achieved.
2) The proposal if permitted, would lead to an intensification of use of an access at which visibility is restricted to the detriment of highway safety, contrary to the provisions of Policy HO6 of the Mid Bedfordshire Local Plan (2005) which requires a satisfactory standard of access to be achieved.
3) The proposed layout has failed to demonstrate a satisfactory level of off-street car parking within the site.
