Conditions or Reasons:
The proposed extension, by nature of its size in comparision with the original dwelling, would result in a disproportionate extension in a rural location. The extension would change the scale and character of the property to the detriment of the character and appearance of the existing dwelling and the area; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan adopted 2005.
