Conditions or Reasons for Planning Application - MB/07/00431/FULL
Conditions or Reasons:
1) The proposed development does not constitute infilling within the Settlement Boundary of Dunton which has been classified as a small village; as such the proposal is contrary to Policy HO6 of the Mid Bedfordshire Local Plan 2005
2) The proposed development constitutes an unacceptable sub-division of an existing residential curtilage and by nature of the form of development and cramped visual appearance, would have an adverse impact on the character and appearance of the surrounding area and would provide for an unsatisfactory living environment for both the existing occupiers of no. 17 Church Road and any future occupiers of the proposed dwelling by reason of inadequate private amenity space and outlook; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
3) The proposal fails to make provision for any off-street parking in an area which is poorly served by public transport and within which there will be a high dependency upon the use of the private car. This would be likely to result in additional on-street parking to the detriment of the safety and free flow of traffic and general amenity in the locality; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
