Conditions or Reasons for Planning Application - MB/07/00453/FULL
Conditions or Reasons:
1) The application site lies within the Sutton Conservation Area and the proposed development by virtue of its scale and height will form a unacceptably dominant feature which would detract from the character and appearance of the part of the Area; as such the proposal is contrary to PPG 15 and Policy CHE11 of the Mid Bedfordshire Local Plan adopted December 2005.
2) The proposed development would detract from the integrity and character of the adjacent statutory Listed Buildings by way of the scale and form of the proposal; as such the proposal is contrary to PPG 15 and Policy CHE1A of the Mid Bedfordshire Local Plan adopted December 2005.
3) The proposed building by nature is its height and bulk abutting the boundary would result in an unacceptable impact on the amenities of no. 40 High Street Sutton by way of overbearing impact and light loss; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan adopted Decemeber 2005.
